Terms & Conditions

The above monthly rate is quoted in Thai Baht and includes 10% service charge, 7% VAT, maid service with linen and towel changes twice per week, and access to facilities including the gym, sauna and steam rooms, swimming pool, and hot Jacuzzi.

• One month advance rental will be collected prior to or on arrival. Payment may be made by cash, credit card, or bank transfer.
• For stays of 1 to 5 months, one month security deposit is payable prior to or on arrival. Payment may be made by cash or credit card.
• For stays of 6 months or longer, two months security deposit is payable prior to or on arrival. Payment may be made by cash or credit card.

Additional Charges

• Extra bed charge: THB 800++ per night or THB 10,000 net per month (bed only, without breakfast).
• Additional breakfast for adults: THB 260++ per person per day.
• Additional breakfast for children aged 7-12 years: THB 160++ per child per day.
• Utility overuse above the included allowance will be charged directly to the guest account. Electricity is charged at THB 8 per unit, inclusive of VAT.
• Monthly utility allowance: One Bedroom THB 3,000 net, Two Bedroom THB 4,000 net, and Three Bedroom THB 5,000 net.

Unused utility allowance is non-refundable and cannot be compensated if usage is below the allowance provided.
